Part 10 - Time Management

When you are in sales, especially real estate sales, my observations are that you are trading your life for income.  That is the bottom line in this business.  Your time is your life, your time is valuable, so spend your time wisely when you work and play, have balance between the two and you will have a very successful and satisfying career.  You will help many people buy and sell homes during your career, make some new friends and have a great sense of accomplishment and satisfaction since you have helped so many people buy and sell homes.

  • All too often we waste time doing trivial things or worrying about the small stuff and what we forget is that when we give up our time, we are giving up part of our life. Constantly reminding ourselves that time is LIFE is a great way to keep things in perspective. We need to cherish our time and make the most of every day. So many people are willing to give up their time thinking it is free, but once we come to realize that it is perhaps the most valuable possession we have, we start treating our time differently and we make sure we don't waste it.
  • Start your day early
I recommend you start each day early because you can get more done in the first few hours of the day than you will get done in the rest of the day. Many top producers get more done before 9:00 a.m. than their competition does all day. There is truth to the saying that "the early bird gets the worm."
  • I begin every day at almost exactly the same time every day, 7:50am and I know that this is the case, it just becomes a habit and I work very hard and smart while I am alert and rested up until between 11am and noon every day.  I get more work done in those first 3 to 4 hours than I get done for the remainder of the day
  • Start each one of your days with an important activity, a high value activity
Every day your goal is to do something that will make you money. If you are not careful, you can spend entire days shuffling paperwork and not doing anything to put money in your bank account. For example, prospecting for new opportunities is going to make you rich, yet most of us don't like to do it so we put it off. I suggest you get it done first thing in the morning to free up the rest of the day for things you enjoy more.
  • Every day, create to do lists, checklists of things you will accomplish and systems
To do lists are a great way to keep track of all of the small tasks you need to get done each day. As things come up during the day, update your list so you won't have to commit each task to memory and it frees you up to think about other things. You should prepare checklists for every process you do on a regular basis, from opening a client file to creating monthly marketing campaigns. Use checklists for everything and you and you'll never forget the small details.
  • Preplan your day and your week in advance
Take a few minutes every Monday morning and pre-plan your week in advance. Schedule high priority items first - get the difficult stuff out of the way first or you risk not doing it at all. Schedule open blocks for last minute requests and use the last 15 minutes of every day to organize for tomorrow.
  • Treat each day of your life as if it was the day before you were leaving on vacation
Do you remember the last holiday you went on? The day before you had a list of things to do so long you never thought you'd get through it. Yet you got up in the morning and your feet were moving before they hit the floor and what should have taken you 3 days to do you got done before noon, If you treat every day this way, prioritize your list and go after it ferociously, you will double or even triple the activities you can get done every day.
