What are the duties and roles of an agent in Ontario

If you take a survey among numerous different people asking them about the role of a real estate agent when it comes to a home purchase transaction, you'll probably get many different answers.  In fact, the main role of a real estate agent while working with purchasers is just one of many duties we real estate agents perform on a daily basis.

Generally, the primary obligation that you will have as a real estate agent is to assist people with finding a suitable home which meets their range of requirements and also to help the them facilitate the purchase. Sellers of the property still normally pay a certain commission amount to the real estate agent in the exchange for this service.


The Commission Earned

There has never been a fixed commission rate in Ontario and in past years, a 6% commission was quite a common amount when it comes to service offered by agents, but it is not the commission now generally seen in our marketplace.  Numerous real estate companies these days have found that the influence the Internet (among entire other things) has become a large medium for bringing in more leads and business.  Realtors now seem to charge lower and lower commission rates, but again, they are always flexible and negotiable. You should also realize the modern home purchaser has new options when it comes to selecting a real estate agent.

The Duties Performed by the real estate agent

The duties performed by real estate agents also differ depending upon many factors.  Some real estate agents consider themselves as selling agents and concentrate their efforts on helping sellers, while others real estate agents consider themselves as the buying agents, so they focus their efforts on assisting buyers.  However, most of the real estate professionals in our marketplace help both sellers and buyers even though they are usually not within the identical transaction.

Your real estate agent will serve you as your guide for finding a new home.  However, the real estate agent you are choosing should be able to accumulate a list of the potential homes which should suit your requirements for comparison.  Also, by doing so, you can trace out the correct direction from when to begin the process of house hunting and the direction of the market to help you make your decision.  After this, you'll be able to find a new home you are interested to purchase and the role of your real estate agent will be to assist you in negotiating the purchase between the seller and you.

The Purchase or Sale Process

Another role of a good real estate agent is to keep the process moving and communication flowing.  Your real estate agent must update you on a regular basis, and he/she should keep an open communication line with you.

Your real estate agent should be along with you during the final walk-through prior to closing because you may have to face some issues that are required to be addressed before the closing date.   Your real estate agent may play an active role when it comes to closing depending on your situation or they may not have much involvement at all.   However, it is always helpful for having a professional who is familiar with the entire transaction from beginning to end, just in case extra negotiations or information are required.

The role of your real estate agent is very important, so it is necessary for you to meet with potential sales representatives and select the one with whom you are most comfortable.
