To obtain your real estate license in Ontario, the formal education for real estate may be pursued through regular classes, through regular correspondence or e learning. The course for real estate education is divided into two broad segments (with several modules within them).
Three segments are The Pre Registration Program and The Articling and Real Estate Broker Programs. The exact cost of these courses varies in different school for real estate education in Ontario. However, an approximate idea of the cost can be gauged from the details of courses mentioned below:
Pre Registration Program
In the Pre Registration Course, Real Estate as a Professional Career is the introductory module. Using the CD for this module you will get a general overview of the real estate profession and how it interacts with other elements of society. You will also be provided with an overview of how the real estate profession works and what skills are essential in this filed. Further, the significance of economics, demographics and geography on real estate values will be explored. Consumer buying habits and marketing methods are also explored, along with a basic overview of mathematics.
The fee for the course is about $400 to $440 and it has to be completed in 35 hours of regular classes or through correspondence / E learning.
Land, Structures and Real Estate Trading is the next module and it provides you an overview of how land and property is registered and how ownership occurs. Municipal planning and land use regulations are examined in this module of real estate pre-registration course. The key elements in the construction of homes and buildings are also identified.
You will get to know about the process of determining the value of a property. The process of trading in real estate is also explained and this includes appropriate legislation (REBBA 2002), as also the concept of representation relationships.
The fee for the course is about $450 to $470 and it has to be completed in 60 hours of regular classes or through correspondence / E learning.
The course provides a detailed overview of the real estate transactions from listing agreement through to the final sale. The general component of the course is same for residential and commercial specializations. You have to complete the General component and either the Residential Real Estate Transaction or the Commercial Real Estate Transaction prior to being eligible for salesperson registration. The Residential Real Estate Transaction and The Commercial Real Estate Transaction course focus on the trading of different types of property, and include current trends and issues that impact residential and commercial real estate, respectively.
The fee for General Real Estate Transaction, Residential Real Estate Transaction and Commercial Real Estate Transaction is approximately $300 to $330 each.
Once you successfully complete the Pre registration program and gain an experience working as a registered salesperson with a real estate brokerage in Ontario, you are eligible to take up the Articling Course Segment of real estate education.
In the Articling Segment, you begin by completing a course on The Residential Real Estate Transaction or The Commercial Real Estate Transaction – the one that was not taken in Pre Registration Program.
Real Property Law is the next module that you study in Articling Segment. This will provide you with a clear understanding of legal issues concerning property ownership and in-depth knowledge of a number of legislative acts. Real Property Law is a mandatory part of Articling course segment.
The fee for the course is about $430 and it has to be completed in 40 hours of regular classes or through correspondence / E learning.
Articling Segment then has four elective modules of which you need to complete one:
Principles of Appraisal, Real Estate Investment Analysis, Principles of Mortgage Financing, Principles of Property Management
