understand all the intricacies of this field, aspiring agents need to successfully
complete a detailed and selection of courses related to real estate in Ontario.
The courses needs to be completed in 18 months from the date of beginning phase one of the course. In case you are unable to attend regular classes, the course can also be completed online or through correspondence.
The first phase of the course will teach you a general overview of the benefits and challenges associated with a career in real estate in Ontario. It also provides an outline of the requirements for registration as a realtor, and the mathematical skills required to handle typical transactions. You also get an idea of the number of specialty fields and advanced career opportunities in real estate. Phase one needs to be completed in 12 months once you have begun the course.
Phase 2 of the course gives you an idea about land structures and real estate trading. It introduces you to the technical aspects of real estate as a profession and provides a basic overview of the different concepts. The course helps you examine a number of statutory laws, rules, and regulations that impact real estate transactions.
The third phase of the course is at two levels – general and advanced. At the general level you get to know the details involved in real estate transactions. The documents that need to be filled in, the authorities involved and the financial and legal commitments of buyers and sellers can be fully understood by aspiring real estate agents and brokers, such as you, in this phase of the course. Intricacies of sales concerning residential and commercial properties are explained at the general level.
At the advanced level, you may decide to study advanced residential or advanced commercial property course. This will help you to become specialized in your preferred real estate field.
The advanced residential specialization involves workshop activities that cover a range of subjects. These include:
The next step is the Articling Phase and in this phase you would study a few of a series of courses that cover certain specific areas of real estate. These include courses on:
Real Property Law – Explaining the many complex common and statutory laws and issues that affect real estate transactions
Principles of Appraisal – Designed to develop the ability to evaluate property for listing, marketing, financing, and selling.
Principles of Mortgage Financing – Exploring legal, mathematical, and procedural aspects of mortgage financing.
Principles of Property Management – Providing information needed to operate and manage a property on behalf of an owner
Real Estate Investment Analysis – Designed for experienced realtors looking to improve their knowledge and skill in the analysis of ICI property.
