Provincial Government Sets 2015 Rental Property Maximum Increase ORHT Landlord and Tenant Guideline

The Ministry of Municipal Affairs and Housing has released the province's rent increase guideline for 2015. The 2015 guideline will be 1.6 per cent. For previous years' increase guidelines, please see the table below.

These are the latest maximum rental increase guidelines

Under the Residential Tenancy Act and the law, the maximum allowable rental increase in 2011 has been fixed at 0.7 per cent. The new rent increase guideline applies to a rent increase that begins any time between January 1, 2011 and December 31, 2011

SAMPLE RENT INCREASE GUIDELINE

The monthly rent of an apartment is $800 beginning August 1, 2010. With proper written 90 days notice to the tenant, the landlord could lawfully increase the rent 12 months later on August 1, 2011.

The guideline for 2011 is 0.7 per cent.
The rental increase is 0.7 per cent of $800 = $5.60.
Therefore, the new rent on August 1, 2011 could be up to $805.60 ($800 + $5.60).

 

Previous rules and guildlines

The guideline applies to most private residential rental accomodation covered by the Tenant Protection Act, 1997. The guideline does not apply to residential dwellings first occupied (by any owner or tenant) on or after November 1, 1991.
