TRUTH # 1 There are two main marketing factors that will determine the final outcome of your house sale price. The first marketing factor is your asking price and the second factor is marketing and promotion. If either of these factors are neglected you may be in for a big let down during your sale. Our initial meeting will usually involve an inspection of your home, and then a discussion of your asking price and a marketing & promotion discussion.
The first major marketing factor for you is that you must determine how your asking price will compare relative to the other homes on the market. It is important to remember that I am not bidding for your business when we discuss the pricing your home. Some sellers may interview two or more agents for the job of selling their home. In most cases, this is a good idea, BUT, some seller's are tempted to list with the agent who quotes them the higher asking price, only to be exceptionally disappointed two weeks after listing the home when they realize that their home is far overpriced and now a large price reduction is necessary to get "in line" with the competition.
Mark will help you strike just the right balance to maximize your return and minimize the length of time that your home is on the market.
Unfortunately, some agents use this "high price tactic (BONUS TRUTH) " to try and obtain your listing and then "hammer" you for price reductions a few weeks later. (I am sorry to be so blunt, but this can be happen and in the end, it only hurts you more).
Our common goal is to accurately determine what a Purchaser in today's market would be willing to pay for your home and then you can set your asking price accordingly.
TRUTH #2 The listing agent does not establish the price of your home, the Purchaser does. My evaluation process for your home price is very thorough and precise. I will provide you all the information and recommendations but you ultimately decide the asking price of your home. Of course if your home is over priced it will sit on the market and you will not receive offers that are acceptable to you. Also, you don't want to under price your home either (as you could be giving away part of the equity in your home). Thus, I will help you strike just the right balance to maximize your sale price and minimize the inconvenience to you.
And yes, ultimately the price of your home is established by the Buyer, but that doesn't mean you can't do things to to enhance your bottom dollar. Is your Agent recommending only to to sit public open houses and advertise? Watch out with this because too much reliance on these options can be a telltale sign that your Agent may be inexperienced.
The process is not an experiment in marketing but the application of a system that is proven over 15 years.
It has been proven that these methods of marketing are not nearly as effective as you may think. These are the most visible and tangible ways that an Agent can show you that he or she is working, but usually not the most effective for you and your sale. For this reason, I spend time and effort on the "behind the scene conversations and negotiations" between us agents. This can be most critical to your sale.
This is why experienced Agents that know the real estate business do not rely solely upon open houses and advertising to sell our clients homes. We rely upon our expert ability to deal fairly and honestly with the other real estate agents. This ultimately works in the best interests of you and should result in the highest eventual selling price.
