Property management of detached or semi detached home, condominiums, townhomes or other properties in Mississauga, GTA Southern Ontario


When it comes to the management of rental properties, you want to be sure everything is taken care of for you.  From my nearly 20 years in the real estate business, I have learned there are two main priorities when it comes to managing your rental property:

  1. You want a high quality tenant who who takes good care of your rental property and does not call you every other week bothering you with small maintenance items
  2. You want a tenant who pays the rent on time all the time!

I have found that the above two items are critical to success with your rental property.  If I do proper checking of the tenant before you accept them and then draw up a lease that covers all the major and minor items that you will encounter during the lease period, you should have a 'worry free' investment property.

These are the major items that I will take care of for you when renting your property:

  1. Upload your property on the Toronto Real Estate Board MLS system, exposing it to over 20,000 agents
  2. Upload your property to the www.mls.ca system worldwide, this generates inquires
  3. I would promote your rental property on this website mississauga4sale.com/listings.htm and this will generate leads and prospective tenants for you
  4. Negotiation of the offer to lease and all the items and intricacies involved with a prospective tenant
  5. Negotiate all the terms of the offer and tenancy agreement/contract to protect you
  6. I would ensure credit check completed and the information would be presented to you
  7. Perform all the necessary reference checks and verify personal information of the tenant
  8. Do an employment verification of the tenant
  9. Check as much personal references and information as possible
  10. Perform a previous landlord check to see how the tenant has performed in the past
  11. Present all this information to you, then you decide whether to accept the tenant or keep looking, it is always your decision on whether or not to accept the tenant
  12. Secure the first and last moths rent via bank draft, certified cheque or cash and deposit into our real estate trust account on your behalf
  13. Do whatever else may be necessary to ensure you get a good tenant who is able to pay the rent and has a good history
  14. Gather post dated cheques from the new tenant
  15. Draw up a lease if necessary, (often we use the offer to lease as the lease) since it contains all the conditions, terms and responsibilities of both parties
  16. Send you the balance after commission for the first and last months rent
