When it comes to the management of rental properties, you want
to be sure everything is taken care of for you. From my 23+ years
in the real estate business, I have learned there are two main priorities
when it comes to managing your rental property:
You want a high quality tenant who who takes good care of your rental
property and does not call you every other week bothering you with small
maintenance items
You want a tenant who pays the rent on time - all the time!
I have found that the above two items are most critical to the
success and smooth operation of your rental property. If
I do very thorough and complete checking of the tenant before you accept
them, this is 3/4 of the work in finding the right tenant for you. Once
you decide on accepting the tenant or not, I will then draw up a lease that
covers all the major and minor items that you will encounter during the lease
period. You
will have a 'worry free' investment property.
These are the major items that I will take care of for you when renting your property:
Your rental property would be promoted on this website, see this page for my rental listings, and this will generate leads and prospective tenants for you
I will create a quality slide show showing all the rooms within your property and a detailed description of features and extras included in the rent. This will increase the probability of finding a quality tenant and help you attain top market value rent for your property.
Upload your property on the Toronto Real Estate Board MLS system, exposing it to over 20,000 agents
Upload your property to the www.mls.ca system worldwide, this generates inquires
Negotiation of the offer to lease and all the items and intricacies involved with a prospective tenant
Negotiate all the terms of the offer and tenancy agreement/contract to protect you
I would ensure credit check completed and the information would be presented to you
Perform all the necessary reference checks and verify personal information of the tenant
Do an employment verification of the tenant
Check as much personal references and information as possible
Perform a previous landlord check to see how the tenant has performed in the past
Present all this information to you, then you decide whether to accept the tenant or keep looking, it is always your decision on whether or not to accept the tenant. I will give you my recommendations on whether to accept the tenant or not, but if you are hesitant or unsure about a particular tenant we can keep looking.
Secure the first and last moths rent via bank draft, certified cheque or cash and deposit into our real estate trust account on your behalf
Do whatever else may be necessary to ensure you get a good tenant who is able to pay the rent and has a good history
I will obtain the post dated cheque's from the new tenant and give you for monthly deposit.
Draw up a lease if necessary, (often we use the offer to lease as the lease) since it contains all the conditions, terms and responsibilities of both parties
Send you the balance after commission for the first and last months rent
