Highlights of the latest report from TREB for the Residential Real Estate Market in the GTA

  • The average selling price last month was $820,148 (it was $788,335 the previous month) and this represents a 1.9% increase compared to previous same month last year - see graph of prices here

  • Greater Toronto Area REALTORS® reported 9,042 (it was 7,187 last month) residential sales through TREB’s MLS® System last month. This result represents about a 17% increase compared to sales reported in the same month in 2018.

  • The Bank Prime rate for most lenders now stands at 6.95% read more about Interest rates

  • The Bank of Canada Prime Lending Rate is the same as last month at 4.75% read more

TREB RELEASES RESALE MARKET FIGURES AS REPORTED BY GTA REALTORS®

GTA REALTORS® Release May 2019 Stats

TORONTO, ONTARIO, May 6, 2019 – Toronto Real Estate Board President Garry Bhaura announced that Greater Toronto Area REALTORS® reported a substantial year-over-year increase in home sales in April 2019.

The year-over-year rate of price growth generally edged up in April relative to the first three months of the year. The MLS® HPI Composite benchmark was up by 3.2 per cent – the highest rate of growth in more than a year.

The average selling price was up by 1.9 per cent to $820,148, representing the strongest annual rate of growth so far in 2019. On a preliminary seasonally adjusted basis, the average selling price was also up by 1.1 per cent compared to March 2019.

The number of residential transactions jumped by 16.8 per cent to 9,042 compared to 7,744 in April 2018. On a preliminary seasonally adjusted basis, sales were up 11.3 per cent compared to March 2019.

New listings were also up year-over-year by eight per cent. However, the annual growth rate for new listings was much lower than that reported for sales. This suggests that market conditions continued to tighten which points toward an acceleration in price growth.

“The strong year-over-year growth in sales is obviously a good news story and likely represents some catchup from a slow start to the year. TREB’s sales outlook for 2019 anticipates an increase relative to 2018. It should be noted, however, that growth in new listings is not keeping pace with sales. This points to the ongoing housing supply issue in the GTA. In this regard TREB welcomes the provincial government’s Housing Supply Action Plan announced last week to reduce red tape and improve the mix of housing types.

TREB provided input on the Plan through submissions and participation on working groups,” said Mr. Bhaura.

Price growth continued to be driven by the condominium apartment segment and higher-density low-rise segments. The average price for detached houses dipped year-over-year, specifically in regions surrounding the City of Toronto. The detached market segment, with the highest price point on average, has arguably been hardest hit by measures such as the OSFI stress test.

“While sales were up year-over-year in April, it is important to note that they remain well-below April levels for much of the past decade. Many potential home buyers arguably remain on the sidelines as they reassess their options in light of the OSFI-mandated two percentage point stress test on mortgages. Longer term borrowing costs have trended lower this year and the outlook for short-term rates, for which the Bank of Canada holds the lever, is flat to down this year. Unfortunately, against this backdrop, we have seen no movement toward flexibility in the OSFI stress test,” said Jason Mercer, TREB’s Chief Market Analyst.

  • Note the historical trends for spring and fall price increases, where spring typically has a larger increase compared to the fall.
  • The benchmark for changes in price is chosen to be the average price of homes at the last height of the market, which was $273,698 in 1989.

Mississauga District Prices

As of March 2019, the estimated price increase is this: If the average single family residential price in the GTA continues to increase at 4% per year, the average price of homes in the GTA is estimated to be $851,500 by 2020 and $1,260,309 by 2030!

Update: The figures are in for 2019 I've updated the graph below to reflect these changes....stay tuned!

Average was estimated to be $717,000 by 2020 and the average price will be over $900,000 by 2026 !

Below were the estimates of the market increase in 2012

Current Average price for a single family home in the GTA is $427,000

Estimated average price by year 2015 is $525,000!

By 2020 average price estimate is $638,000!

Of course these are only estimates, but it shows that if the current trend continues prices will be well over $600,000 by 2020

When I first made this graph in 2007, the data showed that if Average prices continued to increase from end of 2007 at 4% per year, the average price would be over $475,000 in 6 years ( 2013)  Now the data shows $517,190 for 2013!
In the beginning of 2007 I made the same graph below and if Average prices continued to increase from 2006 at 4% per year, the average price would be over $460,000 in 7 years ( 2013) - the Actual average was $523,036 for 2013!

Of Mississauga’s 240,660 households, 66,655 or 27.7 per cent were renters in 2016, earning an annual income of $58,272. The average cost of rent and utilities per month for Mississauga renters came in at $1,281 compared to $1,109 for the rest of Ontario.
