With approximately 3000 Square Feet of living space, this is a perfect family estate home!
The property is situated near the southern portion of the town of Oakland,
about 20 minutes south of Brantford, at the end of Mill Street making it very
private and peaceful
Originally the property was used as a saw mill/flour mill and did have a
three story mill located adjacent to the current home. A dam was built on
along a natural creek that generally runs west to east and the creek overflowed
and created a "mill pond" of about 1/4 mile wide and 1 mile long.
The water from the pond could (and still can) be raised or lowered at the
concrete dams spillway by inserting or removing boards in the gate. The water
from this spillway falls into a large deep pond and then into the natural
stream that splits the home and the back 9.25 acres.
There is also a 50 foot "flume" ( a 5 foot diameter man made Oak/wood
tunnel) that runs from the pond to a chamber where the water power was converted
into mechanical power to run the saw mill back in the mid 1800's The saw mill
building is long gone, but the flume and the concrete cavern for the mill
are still present. The flume empties into a man-made tributary which joins
the natural stream on the property. It is the dam on the west, the spillway
and pond to the north and the flume/tributary to the south that form this
island (or peninsula) in the center of the property.
This entire piece of property is divided into three
separate tax assessed parcels of land.
There are four main pieces of property:
The home is situated on .95 acres, and overlooks
the stream and island peninsula
The island pasture or Peninsula is 1.45 acres
and is located in the middle of the property with the pond to the west,
the 9.25 acres to the north, and the home to the south
The back 9.25 acres which is located at the
back of the property has severance and subdivision rights, it is a rolling
piece of land with clearings and bush and extends northward from the island
up to the northerly limit of the property which fronts on Malcolm Street

westerly from the island, you own the shoreline surrounding the pond, have

rights" to the pond, which means you can alter the level of the pond

The home is constructed out of solid Oak studs, joists and floors and constructed
about 160 years ago and has great charm and historical significance to the
area.
The home is heated with two natural gas fireplaces (the main floor fireplace
is 25,000 BTU and the second floor fireplace is 35,000 BTU and is ducted to
two of the bedrooms with separate temperature control) and an oil furnace,
there is no need for air conditioning due to the construction of the home
and the fact that the pond (which is elevated above the home) is a mile long
and creates a natural wind tunnel carrying cool breezes from the west.
The home has 12 rooms total, 5 rooms on the main level plus an enclosed
porch and 7 rooms on the second level
There is beautiful dark Oak and Chestnut trim and flooring throughout most
of the home, the main floor rooms have high ceilings with the living and dining
rooms and the 5th bedroom/parlor or sitting room having 10 foot ceilings.
The kitchen is very large and suitable for a large family, features solid
wood cupboards and drawers, a huge walk in pantry area, built-in drawers and
shelving and much more
The family room features one of the gas fireplaces and is currently being
used as a large office
The living/dining and sitting rooms feature strip oak hardwood flooring
laid in a unique herringbone pattern
