What's required for learning the Real Estate business?

The Real estate industry in Ontario is very dynamic and fast paced.  Thousands of residential and commercial properties are bought and sold everyday.  Given the legal, technological, marketing and various other complexities of the real estate market, the sellers and buyers of properties also look for the support for the real estate agents and brokers.   Efficient salespeople and real estate brokers help their clients in successful closing of important property deals. 

The Real estate industry is very rewarding for the Agents who are willing to work hard and understand the nuances of this real estate field well.  If you aspire to be a real estate salesperson and move forward to the position of real estate broker in the province of Ontario, you need to complete the required courses and clear the exams to get a license for the industry.  You also need to develop personal skills – art of negotiating with clients, problem solving and self discipline to succeed in real estate industry. 

Legislation pertaining to trade including real estate changes constantly and technology changes by the minute.  Not long ago, real estate tasks were paper based.  But professionals in the modern industry must go well beyond property listing forms.  So you must learn to be in new realms with integrated databases, PDAs, GPS units and virtual house tours.  Completing the essential training and courses for license is just the beginning.  As a real estate agent in the industry today, you must be prepared to make multi faceted learning a part of your professional future. 

You should also be prepared to make some personal sacrifices - you have to spend a lot of time both in and outside office because your clients’ time will be your time.  You have to obtain and update new listings, show properties to clients and negotiate in agreements with buyers and sellers who may not have any regard for the time of day, or day of the week.  Some of your clients may also expect you to work on Christmas and Easter! Of course there are associated returns too and each day can offer you professional fulfillment and satisfaction.

You may work independently in this industry once you gain adequate experience but remember, real estate is a regulated profession – while preparing for a career in this industry, it is important to understand the value of professional regulations and your obligations as a registrar. 

Your professional choices in the field of real estate include:

  • Residential resale
  • New home sales
  • Condo sales
  • Residential Leasing
  • Rural and agricultural sales
  • Recreational sales
  • Commercial sales and leasing

You also have non sale options such as Property management, property appraisal and mortgage financing. 

For any field that you choose in the real estate industry, there are certain talents, qualities and personal traits that are crucial to building a successful career.  Besides a forte for math and research, and a general understanding of computer hardware, you should also have some excellent negotiation and people skills to deal with your clients.

Negotiating skills are a fundamental part of any real estate transactions.  As a salesperson you have to routinely negotiate on behalf of buyers and sellers to arrive at mutually agreeable terms.  You should also have the ability to gain the trust and respect of buyers and sellers.  Rapport building comes easily to a real estate agent who enjoys working with people, genuinely takes interest in their well-being and understands their needs and wants.
