Students can chart their particular learning path. For example, Phases 1 and 2 can be taken anywhere via e-learning or by correspondence. Subsequent programs, given more complex subject matter, typically include both self-directed and classroom components or full classroom participation. The College is committed to the expansion of self-directed learning wherever feasible to advance learning by personal design. A Real Estate Salesperson License is required if you are employed as a salesperson (commonly known as real estate agent) in Ontario. The Real Estate Salesperson License authorizes you to trade in real estate if you are employed by and under the supervision of a licensed real estate broker. Engaging in trading of real estate without a proper license is illegal and may result in severe penalties and fines. Obtaining a Real Estate Salesperson License is the first step in becoming an independent real estate broker and having your own real estate business. Having a Real Estate Salesperson License allows you to engage in trading of real estate in Ontario. Many people often obtain such a license during the course of real estate investment. In addition to starting your own real estate business, a real estate license can help you save thousands of dollars when purchasing or selling your own home. This is often the motivation of some people when obtaining their license, only to find out that once you are licensed, the fees required to keep your license active runs in the $1000's per year plus you must take continuing education courses to keep your license active. Having your real estate license can be a negative factor when purchasing real estate. The reason is that sellers are very leery of the possibility of underselling to an 'informed' real estate agent and often want more than they would if they were selling to the general public. The converse is also true, that when a real estate agent sells their own property, it's often for less than 'normal' market value since purchaser's do not want to overpay on a property owned by a real estate agent.
