There are a lot of homes out there, how do agents find
the home I want?
Agents use a Search Technology that scans every property based on specific search criteria. So, if you want a 3 bedroom house with a 2 car garage and a finished basement - the program will scan all available listings to find only homes you are concerned with.
What Is The Multiple Listing Service (MLS)? The MLS is a service of the Toronto Real Estate
Board that allows agents in the GTA to search
residential and commercial properties for sale/lease.
There is now a public MLS system (mls.ca) which
is a great tool for home-buyers. Why Should I even use an agent if public MLS will search properties for me? Public MLS is, unfortunately, not as current with listings as our TREB MLS system. This could mean that you won't find that hot, new, and well-priced listing that just came out - or it could mean that you are looking at a property that has already been sold. The greatest chance of finding your dream-home combines a willing Buyer searching public MLS, and a dedicated agent keeping abreast of new listings that you are interested in. |
How Much Is My Property Worth?
Your home is worth as much as a buyer is willing to pay. Realistic pricing increases exposure resulting in a higher sale price. If your property hasn't sold in 30 days, a price adjustment should follow. Properly priced properties sell faster for more money. Some of the concerns of overpricing are:
1) Your home will become "stale" on the market
- having negative impressions
2) You will receive lower offers to compensate for being
overpriced
3) You will lose potential showings
4) Your property will just be used to sell other properties
What Makes A Property Sell?
1) Location
2) Price
3) Terms of the deal
4) Condition of the home
