As a home seller, you have many options that you can choose from:

For Sale By Owner:
I don't want to discourage you, but 95% of for-sale-by-owners end up listing with a professional realtor. Many people have this attractive idea at first. At the start, confidence and energy levels are at a high. You become familiar with some of the paperwork. A few families visit your open house. You follow up with these visitors, you tell your friends. Nothing seems to be happening. Four weeks pass. You dread having to give up yet another weekend for cleaning, putting up open house signs, having paperwork and feature sheets ready, and worst of all, having to sit and wait for people who are hesitant to even look at a private for sale.
Statistics show that 95% of buyers choose to buy broker listed properties with the use of a real estate salesperson. Why? For two reasons: 1) Salespeople have the experience and competency to correctly represent buyers, and 2) Salespeople do not cost the buyer anything. To summarize, if it helps a buyer get into homes and it's free, why wouldn't people use the services of a registered realtor. Would you represent yourself in court if you were being sued for $10,000? Then why would you sell your greatest worldly asset without the help of a professional who understands the industry.
There are 10's of thousands of salespeople in Mississauga and the GTA. Which one should you choose? Is a big-name salesperson better than a small-name? Avoid choosing an agent who spends a lot of time talking about themselves. Avoid choosing an agent who's marketing plan lacks coherence. Ensure the real estate agent you choose does not have a reputation for under-pricing properties just to make a deal?. Some Agent shoppers often neglect a very important aspect of being a great? sales representative, and that is after the sale?. Avoid agents who cannot give a clear response on what they'll do after the sale is completed.
Using a Discount Brokerage:
Discount Brokerages cannot afford to market your home in the manner required to sell quick and sell high. If a discount broker offers to sell your home for 3.5% total commission (1% for them and 2.5% for the selling agent), how much money will they put into the marketing of your home? With desk fees, broker fees, personal marketing fees, vehicle expenses, and taxes, I can confidently say that they are NOT going to spend any of that 1% on the marketing of your home. They will not print-up high quality colour feature sheets, they will not host open houses regularly, they will not send flyers throughout the neighbourhood, they will not advertise in the Mississauga news.
What sellers should avoid is running into that discount agent or brokerage that puts a for-sale sign on their client's front-lawn and heads-for-the-hills, never to be heard from again. This puts you in a position that is not much different than listing privately (low exposure, buyer hesitation).
